Why should I care if my roof is dirty?
Most of the homes in Edison now have the newer roofing shingle which consists largely of limestone. Limestone was introduced into the manufacturing of roofing shingles in the late 70’s to replace the oil based asphalt material. Since limestone is an organic material made up largely of skeletal fragments of marine organisms, it provides plenty of nutrients for the bacteria which causes the ugly black stains on the roofs. These organisms can digest the limestone, treating your roof like an “all you can eat buffet!” Under a microscope you can see that this singled celled organism, called Gleocapsa Magma, is actually green. It develops a sturdy UV repellent outer husk to protect itself. This husk, or outer shell, offers protection and allows this organism can thrive on the roofs even through the winter or long periods of droughts.
To remove this bacteria and keep it off for a long period of time a detergent must be applied that is strong enough to penetrate this sturdy outer shell. Power washing these stains will only blow the bacteria around the property. Water pressure will also dislodge large amounts of roofing granules. The stains will reappear usually within a few months by using only pressure cleaning with water.
Moss and lichens usually follows the black staining. Moss is a growth that looks like a fuzzy grass and lichens is a super-fungus comprised of 2 organism. Both of these organism also allow the roof to retain moisture which can loosen the roofing granules. These granules are important because they are designed to reflect the UV rays from the sun. When the granules wash away and become thin the underlying membrane of the shingle becomes exposed. With the membrane exposed to the sun it will soon dry out, crack, and start to split. At this time a new roof is inevidable. Whether it’s black staining, moss, or lichens the roof is treated in the same manner with the same ingredients.
Treating a roof costs roughly 5%-10% of the cost of replacement. Many times we have seen roofs being replaced prematurely because the homeowner does not know the roof can be cleaned. A roof that is well maintained should last a minimum of 25 years.
